Awning Windows, Egress & Permits
A straight like-for-like replacement — a new awning in the same opening as the old one — usually does not need a City of Toronto building permit. It is the simplest and most common awning project we do, whether it is over a kitchen sink or in a basement window well.
One thing to know for basements: an egress (emergency-escape) window in a bedroom must meet a minimum clear opening under the Ontario Building Code. Because an awning hinges at the top, it can be harder to hit that clear opening than a casement or large slider, so for a legal bedroom egress we usually recommend one of those instead and reserve awnings for non-egress basement openings.
Work that goes beyond a swap — enlarging an opening, cutting a new one, other structural changes, or work in a heritage conservation district or on a condo exterior — can require a permit or board approval.
